We all should know what a 1% interest rate increase represents to buyers.  If you are waiting for the prices to bottom out with the interest rates currently in the 3-5% range, it might NOT be worth the wait.  Listen up to this great information:  If you buy a house right now for $300,000 and the interest rate is 4% your payment will be $1432 P&I over 30 years.  If prices go down another 10% and you pay $270,000 next year and the rate goes up just 1% to 5% your payment on this same house will be $1449.  If you wait to see if the prices go down further, let's say 20% and you pay $245,000 for this same house and the rates goes up just 1% to 6%, your payment will be $1439.  History shows the rates go up and down and up and down again.  So what in the world are buyers waiting for anyway?
